Currently Playing: Did My Buy-to-Let Actually Make Money? (The Real Numbers)

Eight years ago, I bought a £100,000 buy-to-let with a £25,000 deposit and a £75,000 interest-only mortgage. For years I thought I had a pretty good sense of how it had performed, but recently, as I’ve decided to sell, I sat down and ran the real numbers. Not the highlight reel. Not a “property is amazing” story. Not a “never buy property” rant. Just what a very normal UK buy-to-let actually looked like financially over eight years. In this video I break down: • Total rent received (~£50,400) • Mortgage payments and how rate rises changed the numbers • Insurance, maintenance and the “background” costs nobody talks about • £9,000+ in major repairs • The rent we never increased (and what that likely cost us) • A conservative profit calculation after tax • Estimated capital gains and selling costs • And how it compares to simply investing the same £25,000 in a global index fund On paper, a £145,000 sale sounds like a big win. But when you include income tax, interest, maintenance, big repairs and capital gains tax… the outcome looks a lot more ordinary. This doesn’t mean property is bad. It just means real investing is more nuanced than the internet often suggests. That’s what this channel is about, documenting real decisions, real money, and real reflections as I build long-term wealth through what I now call “boring compounding”. If you’re interested in transparent investing journeys rather than hype, subscribe and follow along. This is not financial advice. Just me sharing my numbers and my experience. #BuyToLet #PropertyInvestingUK #UKProperty #LandlordLife #InvestmentProperty #PersonalFinanceUK #FinancialIndependence #IndexInvesting #FTSEAllWorld #TheCompoundingProject #RealNumbers #WealthBuilding
